Villaggio San Francesco Regulations

Art. 1 – Definitions

For the purposes of these Regulations, the following terms shall have the meanings set out below:

  1. Accommodation: housing unit (bungalow, mobile home, chalet, etc.) intended to host the Customer, as described in the Form;
  2. Biasuzzi: Biasuzzi S.r.l., with registered office at Via Morganella Ovest no. 55, 31050, Ponzano Veneto (TV), Italy, VAT no.: 01162910267, Tel: +39.0421.2982, E-mail: info@villaggiosfrancesco.com;
  3. Check-in: arrival registration procedures, according to the times and methods indicated in these Regulations;
  4. Customer: the natural person of legal age or legal entity entering into the Contract with Villaggio San Francesco;
  5. Terms and Conditions: Biasuzzi’s booking conditions available on the website www.villlaggiosanfrancesco.com;
  6. Contract: the contract entered into between the Customer and Biasuzzi for the stay on one or more Pitches and/or in one or more Accommodation units and for the provision of Services at the Village, consisting of the Terms and Conditions and the Form;
  7. Form: the digital or paper form containing the specific contractual conditions;
  8. Guest: any natural person who, upon authorisation by the Customer according to the Terms and Conditions and these Regulations, uses the Services or, in any case, accesses the Village, including the Customer, members of their family unit or travel group, and day visitors;
  9. Pitch: a delimited and equipped area for the installation of tents, campers or caravans, as specified in the booking confirmation;
  10. Services: all services expressly provided for in the Form, including, by way of example and without limitation, the temporary use of pitches and/or accommodation units and the provision of ancillary services, such as, by way of example and without limitation, food services, electricity, water, cleaning, equipment rental, access to the swimming pool, entertainment, etc.
  11. Village: Villaggio San Francesco, located at Via Selva Rosata no. 1, 30021, Duna Verde, Caorle (VE), Italy.

Art. 2 – Check-in

Upon arrival, the Customer must report to the Reception Office with a valid identity document for themselves and for each Guest, regardless of age, for the purposes of the registrations required by law. The Customer is required to check the accuracy of the registrations, report any discrepancies to Management and notify in advance any changes, such as the arrival or departure of Guests and/or the replacement of the means of transport.

Accommodation units will always be guaranteed from 5:00 p.m. on the first day of the stay, while Pitches will be guaranteed from 12:00 noon. The Customer and the relevant Guests retain the right to access the Village and use the Services before the delivery of their respective Accommodation units and/or Pitches.

Registered Guests will be given an identification wristband, which must be worn throughout the stay and shown upon request by staff.

Access to and/or presence inside Villaggio San Francesco by unauthorised persons may constitute a civil and/or criminal offence, in relation to which Biasuzzi hereby reserves the right to take legal action.

A Guest who introduces unregistered persons shall be required to pay, as a penalty, an amount equal to the stay rate for the period, for each person and for the number of days corresponding to the stay of the unregistered persons, without prejudice to the unquestionable right of the Management of Villaggio San Francesco to immediately terminate the contract with the immediate expulsion of the Customer and the relevant Guests.

Art. 3 – Check-out

Payment for the stay must be made within the terms indicated in the booking conditions. Collection of the tax document is mandatory. Payment can be made 24 hours a day at the authorised offices.

Payments may be made in cash, within the limits set by applicable law, or by debit card and credit cards belonging to the Visa and Mastercard circuits. Payments by cheque will not be accepted.

The Guest acknowledges the right of Villaggio San Francesco to retain their property until its credit has been satisfied, also acknowledging the applicability of the provisions of Art. 2756 of the Italian Civil Code, paragraph 3.

Art. 4 – Departures

Pitches must be vacated no later than 12:00 noon on the day of departure, returning the identification wristbands to the Reception Office.

Accommodation units must be vacated no later than 10:00 a.m. on the day of departure, returning the keys, identification wristbands and air-conditioning cards received upon arrival to the Reception Office.

If departure does not take place within the prescribed daily deadline, the Customer shall be required to pay an additional night equal to the cost of the Accommodation or Pitch occupied and of all persons present, as a penalty.

Art. 5 – Entrances

Each Guest is required to use the identification wristband to enter and exit the Village, placing it on the appropriate readers located next to each gate.

For safety reasons, the identification wristband must always be worn at all times during the stay. In the event of malfunctioning of the identification wristband, please promptly report it to the Reception Office.

Management is authorised to deny access to Villaggio San Francesco or to remove vehicles inside the Village that are not duly registered, charging the Guest all costs incurred in the event of forced removal. Vehicle access is permitted only after registration of the licence plate.

Art. 6 – Minimum stay

Minimum stay: from 1 to 7 nights, depending on the season.

Art. 7 – Camping

The Guest is informed that only one caravan or, alternatively, one camper or one tent may be installed on each Pitch, in addition to one vehicle only, either a car or a motorcycle. For Pitches, the maximum number of persons allowed is six (6).

The Caravan/Camper may be positioned on the Pitch only with the entrance side facing the access road to the Pitch. The installation of a small “accessory” tent, such as a Canadian tent, igloo tent, etc., is permitted only after authorisation by Management.

Mobile overnight vehicles, even if equipped with a veranda, may be fitted with additional covers provided that these are only placed on the roof of the vehicle, do not protrude beyond the outline of the vehicle itself and are not, for any reason, tied with ropes or otherwise to trees.

Reserved Pitches may be occupied only with Management’s authorisation. Pitch changes are not permitted except for significant reasons as assessed by Management.

All equipment, including vehicles, must be neatly arranged within the boundaries of the pitch. The electricity supply on the pitches is 10 Amps. Systems comply with EEC standards. It is strictly forbidden to recharge, even partially, means of transport, such as motor vehicles and motorcycles, and energy storage batteries.

Art. 8 – Parking and internal traffic

It is strictly forbidden to park any motor vehicle on transit roads and to occupy, even temporarily, other Pitches or parking spaces, even if vacant. If this violation is detected, the price of the occupied space will be charged.

The use of vehicles is governed by the internal signage of the Village. Guests must use vehicles, including cars, motorcycles, campers, bicycles, electric scooters, etc., in full compliance with internal rules, including prohibitions, speed limits, pedestrian crossings, one-way streets, etc.

Biasuzzi invites Guests to use cars and/or motorcycles or, in any case, motor vehicles inside the Village as little as possible.

Art. 9 – Day visitors

Management reserves the right to allow day visitors and guests to enter with a free permit lasting 2 hours, compatibly with the organisational needs of Villaggio San Francesco.

If the visitor extends their visit, they are required to pay the rate according to the displayed visitor price list. The Guest of Villaggio San Francesco is required to ensure that their visitors have Management’s authorisation and is responsible for their behaviour inside the Village.

Visitors are not allowed to enter with their car. Entrance to Villaggio San Francesco is permitted from 7:00 a.m. to 9:00 p.m., with the latest exit time at 10:00 p.m.

Art. 10 – Pets

Dogs and other pets are admitted to Villaggio San Francesco within the limits of the designated areas and in the cases provided for by the single article of Veneto Regional Law no. 7 of 23 February 2016, Regional Stability Law 2016, concerning certified assistance and therapeutic dogs, which may use all facilities.

All pet owners must present a valid health record and insurance for their animal friend. The presence of dogs or other animals and their number must be reported at the time of booking and/or, in any case, upon arrival, and is subject to an additional fee as indicated in Biasuzzi’s price list.

Dogs must always be kept on a leash with a maximum length of 1.50 m and the owner must always carry a suitable muzzle to be used if necessary or upon request by Biasuzzi staff, as well as bags for collecting any waste.

Animals must not disturb other guests and must not enter other pitches or housing units. Any damage caused to third parties or to Village facilities by animals is the full responsibility of the Guest who brought the animal into the Village.

It is forbidden to bring animals into, or shower them in, the sanitary facilities intended for Guests. For washing pets, please use the dedicated tub located in Area Panda.

Access to the beach is permitted only in the dedicated area, using the west gate, Area Panda. Animals may always enter the water in the bathing area dedicated to them.

Any behaviour involving mistreatment of dogs or other animals will be reported to the competent authorities.

It is mandatory to collect and dispose of your animal’s waste in the appropriate containers.

Art. 11 – Conduct and decorum

At all times, behaviour, activities, games and the use of equipment that may disturb other Guests must be avoided.

In particular, during quiet hours, 1:00 p.m.-3:00 p.m. and 12:00 midnight-7:00 a.m., the following are not permitted: arrivals and departures; entry, exit and circulation of motor vehicles; use of sports and recreational facilities and equipment; setting up and dismantling tents; radios or similar devices.

Anyone returning to the Village after midnight must leave their car and/or motorcycle in the external or internal parking area at the entrance until morning.

Adults are responsible for the behaviour of their children, whose liveliness, education and needs must not compromise the peace, safety and hygiene of other Guests. Furthermore, younger children must always be accompanied by an adult to the sanitary facilities and be supervised while swimming in the sea and in the pool and while using recreational equipment.

The Guest undertakes to compensate for damage caused by minors under their responsibility, including damage to third parties. It is forbidden to enter offices, shops and restaurants wearing clothing that is not appropriate to the decorum of the premises.

Art. 12 – Prohibitions

It is forbidden to: throw waste outside the appropriate containers; dig holes or channels in the ground; light open fires; use charcoal grills or, in any case, open flames such as candles, mosquito-repellent candles and mosquito coils of various kinds or similar items; damage vegetation; pour oils, fuels, hot, salty or waste liquids onto the ground; wash cars or other vehicles on the site; wash dishes or other items, or wash oneself, using the taps on the pitch; waste or misuse water; hang washing lines or create fences, tie or anchor anything to plants, stretch ropes at head height and install anything that may constitute a potential danger or hinder free passage; carry out any commercial, professional or craft activity within Villaggio San Francesco.

It is also forbidden to use the electricity supply of the occupied pitch and/or housing unit to recharge, even partially, one’s own means of transport. The use of drones of any kind is prohibited throughout the entire area of Villaggio San Francesco.

Biasuzzi reserves the right to apply a penalty of €200.00 for each verified incident.

Art. 13 – Lost property

Items found within Villaggio San Francesco must be handed over to Management or to the Information Office for the fulfilment of legal requirements.

Art. 14 – Insurance and liability

Sports and recreational equipment must be used in compliance with safety rules and the instructions provided by staff. Management is liable for damage to persons or property resulting from maintenance defects or malfunctioning of such equipment, it being understood that the Guest is required to behave diligently and prudently.

Villaggio San Francesco is not liable for damage resulting from unforeseeable natural events, force majeure, fortuitous events or conduct attributable exclusively to third parties or to the Guest’s negligence, without prejudice to the limits of the facility’s civil liability insurance cover.

In the event of lack of electricity, water or other services due to force majeure, such as repairs, etc., whether attributable or not attributable to the Management of Villaggio San Francesco, no amount shall be refunded, either partially or totally.

Guests are advised not to leave items unattended in common areas. Management declines all responsibility for damage or theft involving vehicles and items contained therein inside the unguarded parking areas of the Village.

Guests are reminded that each guest is legally responsible for any damage caused to persons and/or property.

Art. 15 – Swimming pools

Use of the swimming pools is free of charge. Management reserves the right to change the pool opening/closing calendar and opening hours according to requirements and guest attendance and/or for extraordinary maintenance. The Penelope pool is heated in low season.

Art. 16 – Medical service

Any infectious disease must be reported immediately to the Management or to the doctor of Villaggio San Francesco. A paid medical service is available inside the Village at scheduled times.

Art. 17 – Bathing

The Guest declares that they have been informed of the Harbour Master’s Ordinance governing behaviour on the beach, displayed at the various beach access points and in the various offices.

The Guest consequently acknowledges the prohibitions concerning bathing when the sea is rough, during storms, at night, in the exit corridors for sailing boats and windsurfers and, in any case, when red flags are flying.

Art. 18 – Surveillance

The Guest is informed that a day and night surveillance service is provided within Villaggio San Francesco by identifiable staff. Such staff shall ensure compliance with the regulatory provisions contained herein.

The Guest undertakes to facilitate such surveillance and control activities, making themselves available at any time to surveillance staff, providing their personal details if requested and authorising access to vehicles or accommodation units.

Villaggio San Francesco is also equipped with a video surveillance system.

Art. 19 – Booking

Bookings may be made at Villaggio San Francesco, through the Bi-Booking Booking Centre based in Croatia, via the online booking system or through any other method provided from time to time.

On the Villaggio San Francesco website, customers with a booking can check in online before arrival at the facility; however, it will still be necessary to go to the dedicated desk at Reception for verification of the booking details.

The booking is governed by our booking conditions, available on the Villaggio San Francesco website.

Delays in arrival at the Village for Check-in must be promptly communicated to Villaggio San Francesco. In the event of late arrival at the Village or early departure before the end of the Contract, the Customer shall not be entitled to any refund of the price due for the entire booked stay, as provided for in the Terms and Conditions.

Art. 20 – Disputes

These Regulations are governed by Italian law.

Any disputes relating to the validity, interpretation, execution, termination or cancellation of this agreement shall fall under the exclusive jurisdiction of the Court of Treviso, without prejudice to the application of the competent court based on the Customer’s residence or domicile, where the Customer qualifies as a Consumer under applicable law.

The Customer’s right to resort to mediation, voluntary or joint negotiation procedures, or conciliation proceedings before arbitration or conciliation commissions for the resolution of disputes between businesses and consumers and users concerning the provision of tourist services, in order to resolve disputes with Biasuzzi, remains unaffected.

Art. 21 – Tourist tax

By Resolution of the Municipal Council of Caorle no. 88 of 29.11.2012, the Tourist Tax was established and the relevant Regulations were approved. The current rates can be consulted on the website of the Municipality of Caorle; for any further information, please contact our cash office.

Payment must be made within the first three days of the stay.

Art. 22 – Breach of these Regulations

Biasuzzi reserves the right to remove from the Village at any time anyone who fails to comply with the above rules or otherwise disturbs other Guests.
